Job description
Key responsibilities
- Planning, organising and supervising maintenance work
- Maintenance and inspection of technical systems (heating, ventilation, air conditioning, plumbing, electrical)
- Cleaning planning and ensuring compliance with hygiene requirements
- Organisation of waste management and utilities in accordance with environmental guidelines
- Support and supervision of external service providers
- Maintenance of gardens, green spaces and outdoor areas
Professional skills
- Basic knowledge of administration, contracts and bookkeeping
- Construction and Building Materials
- Health and safety and hygiene regulations
- Operation of building management systems and security systems
- Professional planning and execution of maintenance work
Social skills
- Contact person for tenants, owners and property management
- Management and training of staff and apprentices

Difference: Caretaker vs. Building Manager (HFP)
Caretaker (BP)
The focus is on the practical execution of maintenance, servicing and cleaning tasks. Caretakers work on an operational basis and are directly involved in day-to-day building maintenance.
Caretaker (HFP)
Caretakers take on a managerial role. They plan, organise and supervise all maintenance work, draw up budgets, manage staff and carry out administrative tasks. The focus is on leadership, planning and strategic value retention.
Training & Further Education
Certification as a Caretaker (BP)
- EFZ + 24 months’ professional experience
- EBA or equivalent + 48 months’ professional experience
- No qualification + 60 months’ professional experience
Part-time positions are calculated on a pro rata basis.
Further training opportunities
- Higher Professional Examination for Caretakers (HFP)
- Seminars on fire safety, plant protection, hygiene and much more.
- CAS / DAS / MAS in Facility Management
Duration
- Basic training as a Facility Management Specialist EFZ: 3 years
- Building Manager with Federal Certificate: 4 semesters (part-time)
- Caretaker with a Federal Diploma: 4–5 semesters
